Our Services

Everything You Need, Nothing You Don't

Most agencies try to be everything to everyone. We do the opposite — we keep our client list intentionally small so that every person we work with gets real attention, not a rotating cast of junior staff. Below is exactly what we do, and just as importantly, why each service exists in the first place.

Core Services
Property Management Bangkok

Property Management

Owning property you can't personally check on is a specific kind of anxiety — is the tenant taking care of it, is maintenance happening or being ignored, is the rent actually being collected on time? We manage a deliberately small number of properties so those questions get answered before you have to ask: full tenant screening, regular inspections, coordinated maintenance through a trusted contractor network, and a monthly report that lands in your inbox whether you ask for it or not.

Rental and Relocation Bangkok

Rental & Relocation

Moving to a new country is stressful enough without also having to decode lease terms in a language you don't read and guess which neighborhood actually suits your daily life. We shortlist properties around your real priorities — commute, schools, building management quality, natural light — not just square footage and price, then handle lease negotiation, contract review, and move-in logistics from first viewing to key handover. Short-stay (6 months) and long-term (1 year+) both available.

Additional Services

Renovation & Interior Design

A well-renovated unit rents faster, sells for more, and holds its value better over time. We manage contractor sourcing, budget control, and design direction end-to-end — with an eye toward what actually increases rental yield in the Bangkok market, not just what photographs well.

Personal Assistant

The small things are usually the ones that eat up an entire afternoon when you're not sure who to call. From coordinating with juristic offices to handling insurance claims or installing a safe — we take care of it so you don't have to figure it out alone in a second language.

Legal & Documentation

Property purchases, notary services, will preparation, and ownership advice — handled in-house by our own licensed attorney, with the discretion and expertise foreign owners specifically need to protect their interests in Thailand.

Legal Support

Legal Support & Property Protection

Buying, renting, and managing property in Thailand involves more than transactions — legal protection matters just as much. Our in-house legal team safeguards your interests at every stage.

Why Redroof

Why Clients Choose Us

01

Genuinely personal service

We deliberately limit our client base. When you work with us, you have a dedicated contact who knows your situation — not a call centre.

02

Deep local expertise

We know which buildings have the best management, which streets flood in rainy season, and what fair market value looks like right now.

03

Transparent communication

We'll always tell you the truth — even when it's not what you want to hear. No hidden fees, no vague timelines, no surprises.

04

Multilingual & foreigner-ready

We work comfortably in English, Thai, and Chinese, and understand the specific challenges expats and foreign investors face in Thailand.

FAQ

Questions We Hear Most

Straight answers to the things expats and investors ask us before getting started.

Our fees are transparent and discussed upfront — typically a percentage of monthly rent. There are no hidden charges. Contact us for a personalised quote based on your property and needs.
Not at all. Many of our clients manage their Bangkok properties remotely from Hong Kong, Singapore, Europe, or the US. We handle everything on the ground and keep you updated via WhatsApp, WeChat, or email.
For most relocation requests in central Bangkok, we can present suitable options within 24–72 hours. We focus on quality matches, not quantity — so you don't waste time on viewings that aren't right for you.
Yes. Foreigners can legally own condominium units in Thailand (up to 49% of a building's total area). We work with trusted legal partners to guide you through the entire purchase process, including ownership structure, title deed checks, and transfer fees.
We intentionally keep our portfolio small. Currently we manage 13 properties personally — this means every owner gets real attention, not automated responses. We will let you know honestly if we are at capacity.
Yes. Our team communicates fluently in English, Thai, and Chinese (Mandarin). We are also reachable on WeChat for clients who prefer it.

About Redroof

We Didn't Start Redroof to Sell Property. We Started It Because Bangkok Deserved Better Guides.

A small team, a deliberately short client list, and a simple belief: the people trusting us with their home in a foreign country deserve more than a transaction.

Every property company says they put clients first. Few actually structure their business around it. Redroof does — by design, not by accident. We manage a limited number of properties. We work with a limited number of clients. Not because we can't grow, but because growth at the expense of attention isn't growth we want.

Our Story

How Redroof Started

To personalize: Add the real founding story here — what specific moment, frustration, or gap in the market led to starting Redroof. This section performs best with one concrete story rather than a general statement.

What we can tell you for certain: Redroof was built on the observation that Bangkok's property market — vast, fast-moving, and often opaque to outsiders — was underserving exactly the people who needed the most support: foreigners trying to buy, rent, or manage property from a position of limited local knowledge and, often, limited local language. Large agencies optimize for transaction volume. Independent agents often lack the legal and renovation infrastructure to handle a property end-to-end. We built Redroof to sit in the gap between those two.

In our first year, that approach has meant personally managing 13 properties and working with clients numbering in the hundreds — not thousands. That's not a limitation. That's the model.

Our Mission

To make property ownership in Bangkok feel as straightforward and well-supported for a foreign client as it would in their home country — regardless of language, location, or how much they already know about Thai real estate.

Our Vision

To be the first call a foreign buyer, landlord, or relocating professional makes when they think about property in Bangkok — and the only call they need.

What We Believe

Core Values

01

Say No More Than You Say Yes

We turn down listings we wouldn't recommend to our own family and clients whose expectations don't match the market reality.

02

Explain, Don't Just Execute

We explain why — why this building, why this price, why this contractor — because clients who understand the reasoning trust us more, not less.

03

Be Reachable Your Way

WhatsApp, Line, WeChat, email — we meet clients on the platform they already use, not the one convenient for us.

04

Small Team, Real Resources

We limit our client list on purpose. But we maintain relationships with lawyers, contractors, and juristic offices most small agencies can't match.

05

Tell the Truth, Even When Inconvenient

If your renovation will take longer, if your asking price is unrealistic, if a property has a real flaw — you'll hear it from us directly.

Meet the Founder

The Person Behind Redroof

To personalize: Add founder name, photo, and a 200–300 word personal background — why real estate, why Bangkok, and any personal connection to the foreign-buyer experience. International clients specifically look for a named, photographed founder with a real story here.

What Makes Us Different

Why Clients Choose Redroof Over a Larger Agency

We Limit Our Client List — Deliberately

Every property we manage and every client we take on is a decision, not a default. This is why clients tell us they feel looked after, not processed.

Legal Support Is Built In

Deposit disputes, contract ambiguity, ownership structuring — handled by qualified legal counsel in-house, not outsourced after something's gone wrong.

We Handle the Entire Lifecycle

Buying, renting, managing, renovating, and eventually selling — most clients stay with us across more than one stage.

Built for Remote Owners

A meaningful share of our clients manage property from Hong Kong, Singapore, Europe, or the US. Our entire operating model is built around that reality.

How We Work

Our Process

1

Initial Conversation

We understand your situation — timeline, risk tolerance, whether you're local or remote, what's non-negotiable.

2

Honest Assessment

We tell you realistically what's achievable before showing a single property or listing a single unit.

3

Hands-On Execution

Viewings, negotiations, paperwork, contractor coordination, legal review — all handled directly.

4

Ongoing Relationship

Monthly reporting, proactive maintenance, and a direct line to us whenever something comes up.

Who We Help

Built for These Situations

Foreign property buyers navigating condominium ownership structure for the first time
Expatriates relocating to Bangkok who need a home shortlisted around real life
Landlords and investors who want a property genuinely managed, not just collected rent on
Luxury condominium owners needing renovation or repositioning for a higher-value tenant pool
International clients managing property remotely, who need transparency more than anything else
Looking Ahead

Future Vision

To personalize: Add where Redroof is heading in 3–5 years — expanding service areas, growing the legal/renovation teams, launching a formal buyer's resource center. Even a short, honest paragraph performs well here.

For now, our vision is simple: to be the first call a foreign buyer, landlord, or relocating professional makes when they think about property in Bangkok — and the only call they need.

FAQ

Common Questions

We're intentionally small. We limit the number of clients and properties we take on so every relationship gets genuine attention — this is a deliberate business decision, not a limitation we're working to outgrow.
We'd want to know immediately, not after the relationship has quietly ended. Direct, honest conversation is part of how we operate — including hearing when we've fallen short.
Yes — the first conversation is free and carries no obligation. We'll tell you honestly whether we're the right fit for your situation.
Yes, extensively. A significant portion of our client base manages their Bangkok property, purchase, or relocation entirely remotely.

Property Management

Property Management for Owners Who Can't Be There Every Day

Built specifically for foreign owners, investors, and busy professionals who need their Bangkok property genuinely looked after — not just collected rent on.

Owning property you can't personally check on is a specific kind of anxiety. Is the tenant taking care of it? Is maintenance actually happening, or being ignored until it's expensive? Most property management in Bangkok answers these questions with silence — you find out something went wrong only after it's already a problem. We manage a deliberately limited number of properties — currently 13 — so that "personal management" is a description of what we actually do, not a marketing phrase.

Who This Is For

Built for Three Kinds of Owners

Foreign Owners Living Abroad

Who need a local team they can trust completely because they physically cannot verify anything themselves.

Investors With One or More Units

Who want their property treated as an income-generating asset — with real reporting and accounting discipline.

Busy Professionals in Bangkok

Who own property but don't have the bandwidth to personally screen tenants or chase maintenance issues.

Our Process

Step by Step, Explained in Full

This page walks through exactly what we do, so you know precisely what you're getting before you commit to anything.

1

Property Inspection

Before we take on management, we conduct a full physical inspection — structural condition, appliance functionality, plumbing and electrical systems — and an honest assessment of what needs attention. You receive a written report with photos, not a verbal summary.

Why this matters: Most disputes between owners and tenants trace back to unclear condition documentation at move-in.
2

Tenant Screening

We don't fill vacancies quickly — we fill them correctly. Every prospective tenant goes through employment verification, reference checks, and a conversation about their actual living situation.

Why this matters: A well-screened tenant who stays two years is worth significantly more than two tenants who each stay one.
3

Rent Collection

Rent is collected on a fixed schedule with a clear escalation process for late payment — but our first move is always a direct conversation with the tenant, not an immediate legal threat.

4

Maintenance Coordination

We maintain a network of trusted, vetted contractors for plumbing, electrical, air conditioning, and general repairs. Routine requests are handled directly; anything above [ approval threshold, e.g. ฿5,000 ] is confirmed with you before work begins.

5

Emergency Response

Pipes don't burst on business hours. We provide a direct emergency contact line for tenants and respond to genuine emergencies outside normal hours — because an unaddressed emergency at 11pm becomes a much larger problem by morning.

6

Renovation Management

When a property needs updating between tenancies, or to reposition for a higher rental bracket, we manage the full process: contractor sourcing, budget control, design direction, and quality inspection at completion.

7

Photography & Listing Presentation

Vacant units are professionally photographed before listing — not phone photos in poor lighting. Presentation directly affects both vacancy speed and applicant quality.

8

Marketing & Vacancy Filling

We list vacant units across the channels our target tenant pool actually uses, and leverage our existing relocation-related network rather than relying solely on public listing sites.

9

Tenant Communication

Tenants have a single, responsive point of contact for questions and requests — so small concerns get resolved before they become move-out reasons.

10

Monthly Reporting

Every managed property receives a monthly report covering rent status, maintenance activity, and outstanding items — sent proactively, not on request.

Why this matters: Owners living abroad tell us this single habit is what separates us from previous management experiences.
11

Accounting

Rental income, maintenance costs, and management fees are tracked with clear, itemized statements — documentation you'd want for tax or visa purposes, not a vague monthly transfer with no backup.

12

Legal Support

Because we have in-house legal counsel (Mr. Somyos Sudprasert, License No. 771-2530, Lawyers Council of Thailand), lease disputes and contract issues are handled by qualified legal counsel directly — not outsourced after something's already gone wrong.

What You Actually Get

Benefits, Summarized

Visibility without needing to be present — monthly reporting means you always know your property's status
Fewer, better tenants — thorough screening reduces churn and damage that erode rental income
One phone call, not five — inspection, maintenance, legal, and renovation handled by one coordinated team
Protection from silent problems — proactive maintenance catches issues while they're still small
Common Concerns

Questions Owners Ask Before Signing

Monthly reports, itemized accounting, and photo documentation at every inspection give you a paper trail — not just our word for it.
You're always informed of maintenance work above the approval threshold before it happens, and can request specific contractors for larger jobs.
We handle the direct conversation first, escalate according to a clear process, and bring in our in-house legal counsel if it becomes a formal dispute.
We manage a small number of properties on purpose, specifically so this kind of scenario doesn't repeat. We're happy to speak with your current management company during a transition.
Pricing Structure

Simple to Understand, Impossible to Be Surprised By

To personalize: Add your actual management fee percentage below where marked.
Management Fee
[ e.g. 10% of monthly rental income ], billed monthly, no setup fee, no long-term lock-in beyond standard notice period
Maintenance Costs
Billed at actual cost with no markup under the approval threshold; larger jobs quoted and approved before work begins
Renovation Projects
Quoted separately based on scope, with transparent contractor pricing
Hidden Fees
None. What's in your monthly report is what you're actually being charged.

FAQ

Frequently Asked Questions

Currently 13, by design. We intentionally limit this so every property receives genuine, personal attention rather than being one of hundreds in a portfolio.
Yes — this is true for a significant share of our current clients. Inspections, tenant screening, maintenance, and reporting are all handled without requiring your physical presence.
Yes. We conduct an inspection and documentation review at handover so nothing about the existing tenancy is unclear, then continue management from that point forward.
We can support a sale process directly, including coordinating around an existing tenancy if needed.
Based on our recent case studies, vacant units have been placed in as little as two weeks when professionally presented and priced correctly for the current market.
